TRUST US TO SELL your Property

 

Once we have agreed a comprehensive sales plan for your property, we will get floorplans prepared and professional photography arranged.  These will form a core part of the sales details which will be uploaded onto our website and displayed across our network of offices. We will then profile and contact prospective buyers from our extensive database. With interest generated, we will then arrange for property visits to develop and secure buyer interest.  All visits will be fully hosted by our team to ensure the whole process is expertly managed.

This is the most simple and effective marketing tool, available 24 hours a day.

Office and Window Display

Professional photographs of your property (internal and external) will be prominently displayed across our network of offices to optimise exposure to the market place.

Email

All our prospective buyers are asked to provide email addresses to ensure they are notified of all new properties within 24 hours of instruction.

Mail Shots (and telesales)

We will contact registered prospective buyers as soon as possible after receiving your instruction and your property details will be forwarded to any new registered buyers immediately.

Website

Full colour details of your home will be placed on our website within 24 hours of instruction.

Advertising

We provide regular prominent advertisements of your property in the following publications Canary Wharf Magazine, Property Mart, The Docklands and our very own company magazine to ensure your home is achieving the maximum exposure possible.

 

Guide to selling


1. Valuation

We offer a free, no obligation, appraisal of the current market value of your home. Our professionally qualified valuers have the experience and local knowledge to understand current market values and combine this with up to sales as well as current market demand and supply data. This will give you an accurate, and realistic, valuation.

2. Instruction of the agent/property details

If happy to proceed, we will prepare full sales details of your property. These will highlight the vitally important aspects of your property and will ensure your home is shown to its best possible advantage. These details will include floorplans, full colour photographs and, if required, a computerised 360 degree virtual tour to feature on our website.

3. Marketing

Once you are happy with your property details, we will be ready to promote your property, and you will be ready to receive prospective buyers. All viewings will be fully hosted by our expert Sales teams. Throughout this process, we will keep you fully updated on market conditions and give you open and honest feedback on the viewings.

4. Offers

As offers are received, we will notify you verbally and in writing - so you have a formal record.  Rest assured, our experienced sales team will negotiate between you and the prospective buyer to secure the very best terms.

5. Communication

With the sale terms agreed, we will keep you (and your lawyer) regularly updated and appraised throughout the sale process. We understand that regular and open communications are key.

6. Legals 

Your solicitors will then write to all parties, and the buyers will likely instruct a survey of your property (the “agreed sale” is subject to the contract and any survey). The buyers’ mortgage offer (if required) will also likely be subject to the results of the survey.

The sellers’ solicitors will request the title deeds from you or your lender (if appropriate) and a fixtures and fittings form must be completed at this stage.

Your solicitors will then draw up the draft sales contract which sets of the Terms of the Sale.  This will be sent to the buyers’ solicitor together with all relevant documents.  Enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked, and local searches carried out.

Once the draft sales contract has been approved, it can be signed by both parties.

7. Exchange of Contracts

Once the buyers mortgage offer has been received (if applicable), and cleared funds are placed with your buyer’s solicitor, a mutually convenient date can be agreed for the Exchange of Contracts.  When this occurs the sale is legally binding.

8. Completion

With Contracts Exchanged, a Completion date for actual handover of the property needs to be agreed.  This is typically 5-20 working days after Exchange - dependant on your and/or your buyers agreed timetable.
