Partnered with London Boroughs, Councils and Housing Associations our Homes team has become expert at using the skills and infra-structure of the group to help develop and deliver social housing initiatives.

Our Housing, Acquisition & Refurbishment Programme (HARP) is specifically designed to acquire existing residential properties, upgrade them to the latest build and environmental standards, let them to nominees, and manage them to a consistently high standard.  Bringing the standards of social housing up to those of the private sector.

HARP integrates all of our property skills into a single, fully managed turnkey service.  It is highly scalable and fully sustainable.  Over the past year it has helped provide homes to over 1000 of the most disadvantaged families.

Managed by an experienced and dedicated Relationship Manager, we identify and appraise homes matching client requirements, and negotiate attractive purchase terms.

We then oversee the full acquisition process including all legals, RICS approved valuations, and detailed refurbishment surveys to ensure the property can meet the latest housing standards.

Under a dedicated Team Leader every refurbishment is delivered to a pre-agreed specification, timeline and price.

Works include improving energy performance, ensuring compliance with all HSE and Building Control directives and, where potential exists, reconfiguring properties to enhance usable space.

Quality control is guaranteed through director-level inspections, and all works are backed by no-quibble guarantees.

Our experienced lettings team conducts property viewings typically a week prior to works completion to minimise voids.

Once a suitable tenant is agreed, credit checks and tenant referencing are completed, as are final landlord compliance checks.

Tenancy agreements are then prepared, deposit protection and payment arrangements put in order and a check-in inventory inspection is arranged and overseen.

Once the tenant is in residence, a dedicated Tenancy Property Manager co-ordinates all tenant, property and maintenance issues for the duration of the tenancy.

We are always accessible to both tenant and landlord, and regular mid-term inspections help monitor the condition of the property and tenant compliance.

Ongoing maintenance and repairs are taken care of by our in-house Maintenance team throughout the tenancy.
