Acquisition and refurbishment of a private portfolio across East London

Guardian Estates wanted to create a long-term residential portfolio that would deliver both commercial returns and meaningful social impact.

Achieving this required much more than acquiring properties. Homes needed to be identified, purchased, refurbished to the right standard, matched with local housing need and professionally managed over the long term.

Bringing all of these elements together through a single, coordinated programme required expertise across the entire property lifecycle.

Madison Brook managed every stage of the programme. We identified and acquired 25 suitable properties across Tower Hamlets and Hackney using private sector funding before delivering refurbishment works that prepared each home for long-term occupation.

Alongside the refurbishment programme, we secured a nominations agreement with the Royal Borough of Kensington & Chelsea, ensuring the homes could support local housing need. We continue to manage the properties on Guardian Estates’ behalf, providing ongoing asset and property management that protects the investment while delivering a positive experience for residents.

Guardian Estates benefited from a fully managed investment supported by acquisition, refurbishment, leasing and ongoing management, while the Royal Borough of Kensington & Chelsea gained access to additional high-quality housing through a long-term nominations agreement.
