Modern, safer and more energy-efficient homes for residents

Bringing neglected homes back into use, creating safer places to live and increasing long-term housing capacity for the local authority.

Modern, safer and more energy-efficient homes for residents

Project statistics

Working in partnership with Lampton Homes, Madison Brook acquired Crane Court following years of underinvestment that had left the building partially vacant and no longer meeting the standard residents deserved. Rather than allowing valuable housing stock to continue deteriorating, we delivered a complete recovery programme that transformed the building into modern, energy-efficient homes.

Once complete, the refurbished apartments were introduced into a long-term leasing arrangement with the local authority, increasing housing supply while protecting the future of an important residential asset.

The challenge

Years of under investment had resulted in widespread damp and mould, ageing building services and a growing number of vacant apartments. Every empty home represented one less opportunity to house a family at a time when demand for quality accommodation continued to rise. The challenge was not simply to refurbish a building, it was to restore confidence in the asset, improve the lives of existing residents and return much-needed homes back into circulation, all whilst safely delivering works within a part occupied development.

The solution

Madison Brook managed the acquisition and delivered a carefully phased refurbishment programme across the entire development. Working around residents, we modernised kitchens and bathrooms, upgraded heating and electrical systems, replaced windows and entrance doors, improved security through new access controls and resolved long-standing building defects that had affected the quality of accommodation.

Throughout the programme, resident communication, safety and programme management remained central, enabling the works to be delivered efficiently with minimal disruption before introducing the completed homes into the local authority leasing programme.

The outcome

The completed project gave Crane Court a new lease of life. Residents now enjoy warmer, safer and more comfortable homes, while apartments that had stood empty are once again providing much-needed accommodation. For Lampton Homes and the local authority, the investment created a stronger, more sustainable housing asset that will continue supporting local communities for years to come.
