Madison Brook partnered with Wandsworth Borough Council to deliver a 16-week capital refurbishment programme at 73A & 73B Bolingbroke Grove.

The programme included roof renewals, window replacements, external and communal redecoration, and a range of associated repairs to improve the building’s condition, performance and long-term resilience. Delivered within a fully occupied residential block, the works were carefully planned to minimise disruption while creating safer, more comfortable homes and protecting the Council’s investment for years to come.

The challenge

The building required significant investment to address ageing roofs, deteriorating building fabric and declining communal areas. At the same time, residents remained in occupation, meaning safety, communication and day-to-day living had to remain at the heart of the programme.

The challenge wasn’t simply delivering refurbishment works. It was improving homes while allowing residents to continue living in them with confidence.

 

The solution

We planned and delivered a carefully coordinated refurbishment programme that improved the safety, performance and long-term resilience of this occupied residential building.

The programme included roof renewals, replacement windows, external and communal redecoration, together with associated repairs to the building fabric. Alongside these improvements, we delivered insulation upgrades, fire-stopping works and drainage improvements to enhance energy efficiency, compliance and the overall condition of the asset.

Working within a live residential environment, we carefully managed the programme from start to finish, coordinating specialist contractors, maintaining regular communication with residents and minimising disruption while ensuring works were completed safely, efficiently and to a high standard.

The outcome

The refurbishment has created safer, warmer and more energy-efficient homes while extending the life of the building and reducing future maintenance requirements.

Residents now benefit from improved comfort, security and communal spaces, while Wandsworth Borough Council has a more resilient asset that will continue to deliver value for years to come. Importantly, these improvements were achieved while residents remained safely in their homes throughout the programme, supporting the Council’s wider ambitions for estate regeneration and long-term asset stewardship.
