The challenge
Working in partnership with Wandsworth Council, Madison Brook delivered an 18-week refurbishment programme at 59–85 Blackshaw Road. The programme included fire safety improvements, internal and external communal decorations, roof and building fabric repairs, and associated works to improve safety, extend the life of the building and create a better environment for residents. Delivered within a fully occupied residential block, every stage was carefully planned to minimise disruption while protecting the Council’s long-term investment.
The solution
We delivered a coordinated refurbishment programme designed to improve safety, protect the building and enhance the everyday experience of residents.
The programme included fire safety improvements, roof and building fabric repairs, communal refurbishment, external decorations and a range of associated maintenance works. Alongside these improvements, we upgraded drainage, boundary treatments, communal flooring and internal finishes to improve durability, appearance and long-term performance.
Working within a fully occupied building, we managed the programme from start to finish, coordinating specialist contractors, maintaining regular communication with residents and ensuring the works were delivered safely, efficiently and with minimal disruption.
The outcome
The completed programme has created a safer, more attractive and more resilient residential environment for both residents and Wandsworth Council.
Residents now benefit from improved fire safety, upgraded communal spaces and a better day-to-day living environment, while the Council has a stronger, better-protected asset with reduced future maintenance requirements and improved long-term performance.
