Madison Brook delivered a £1.1m capital works project at Esher Gardens on behalf of the London Borough of Wandsworth. Acting as Principal Contractor, we delivered external and communal refurbishment works across four occupied residential blocks within a live estate environment.

The 40-week programme required careful sequencing, resident coordination and consistent site management to maintain safe occupation throughout the works. Working alongside Lawson Quay as Contract Administrator, Madison Brook coordinated external repairs and wider estate improvement works designed to preserve building condition, improve the appearance of the estate and reduce future maintenance requirements. The project formed part of a wider investment strategy to protect the long-term performance of the residential assets while supporting a better environment for residents.

The challenge

Delivering refurbishment works across four occupied residential blocks within a live estate environment required a carefully phased and resident-focused approach.

The programme involved scaffold erection, external repairs and communal works, all of which needed to be coordinated while maintaining safe access routes, clear communication and minimal disruption for residents. The live setting also required careful management of daily estate activity, with resident remaining in occupation throughout each phase of the works.

To support this, Madison Brook maintained a dedicated Resident Liaison Officer throughout the programme, providing a consistent point of contact for residents and assisting with access coordination, day-to-day communication and resident engagement.

The project also required close coordination between site teams, consultants and multiple trades operating simultaneously across the four blocks, with robust quality control and health and safety management maintained throughout delivery.

 

The solution

Madison Brook coordinated the project from mobilisation through to completion, overseeing site operations, contractor management, scaffold strategy and quality assurance throughout the works.

The scope included a broad range of external and communal refurbishment works designed to improve building condition, perfect long-term asset performance and enhance the wider estate environment. Works were carefully sequenced across the four occupied blocks to allow residents to remain in occupation, while maintaining safe access and clear coordination between site teams, consultants and stakeholders during each phase.

A dedicated Resident Liaison Officer remained embedded within the project throughout the programme, supporting day-to-day communication, coordinating access requirements and helping to ensure that works were delivered in a controlled, safe and considerate manner across the occupied estate.

The outcome

The completed works improved the condition, appearance and long-term performance of the estate, helping to protect the value and durability of the residential blocks.

Alongside the physical improvements to the buildings, the project supported a better residential environment for occupiers by improving external and communal areas while maintaining safe occupation throughout the programme.

The scheme also supported the London Borough of Wandsworth’s wider investment objectives for the estate by reducing future maintenance pressures and extending the service life of key building elements.
